Thanks for your post. One other thing is the fact that various States in the U.S. have their particular laws which affect house owners, which makes it very difficult for the Congress to come up with a new set of rules concerning foreclosed on house owners. The problem is that a state possesses own guidelines which may work in a damaging manner with regards to foreclosure plans.

USP: "Rebel Real Estate Agent and Mortgage Banker reveals the quick and easy secrets of selling your home FSBO (For Sale By Owner) without an agent and saving piles of cash by doing it yourself."

I have done this. I know beyond the shadow of a doubt that you can sell your own home without being a real estate agent and keep the commission for yourself. In this insane market, this could make the difference between being able to move on or just plain sinking.

This blog seems to get a great deal of visitors. How do you advertise it? It gives a nice individual twist on things. I guess having something real or substantial to talk about is the most important factor.

Michael T. Pines was EVICTED from his building at 732 N. Coast Highway 101, Encinitas, CA 92024 on January 14, 2011. Locks changed, booted out by the US Marshals.

Feel free to drive by and look at the notice of eviction in the windows posted by the US Marshals. I wish I could post a photo here because Pines is lying to his clients. Michael T. Pines is telling clients his office was BROKEN in TO and their files were STOLEN, when in fact, Michael T. Pines ignored a court order to move out, in which he had 60 + days notice to do so, and never even told his TENANTS OR EMPLOYEES they were going to be evicted on January 14.

Pines is not responding to client calls and clients are stopping by the office to fire him and get their file, but he’s not around. STOLEN AND BROKEN INTO? I think not, the sign posted on the inside of all the windows states it all: EVICTED. BYE-BYE PINES. END OF THE ROAD FOR YOU AND 732 N. Coast Highway 101.

The employees of Pines and Associates and his two tenants (who Pines has been rent skimming from for 2 years without paying his mortgage) arrived for work on 1/14/11 only to find out the locks have been changed. Michael T. Pines is loyal to NO ONE, except himself. He didn’t even give his employees or tenants a courtesy notice so they could remove personal property before his well published eviction date.

Pines is working out of his condo which he rents from his ex-wife, who also is a mortgage holder in default on the building at 732 N. Coast Highway 101, Encinitas, CA 92024 on January 14, 2011.

So, the BIG QUESTION IS: WHY ISN’T MICHAEL T. PINES BREAKING BACK INTO THE BUDILING WHICH HOUSED HIS LAW OFFICE? WHY PINES , WHY? YOU CHARGE A $5,000 RETAINER, $650.00 PER HOUR, AND $1,200. -$1,500.00 PER MONTH FOR CLIENTS YOU DEMAND STOP PAYING THEIR MORTGAGE and only PAY YOU, AND PREY ON THEM TO BECOME PART OF YOUR GAME WHEN YOU CALL PRESS CONFERENCE AND BREAK INTO A PROPERTY THAT DOES NOT BELONG TO YOU OR YOUR CLIENTS???????

SO AGAIN, Pines, can you hear me now? WHY ARE YOU NOT BREAKING INTO YOUR OWN PROPERTY YOU’VE BEEN EVICTED FROM? Can’t wait to hear why you are not taking your OWN asinine advice and calling a press conference. I guess it’s lack of guts when you are dealing with the Feds, huh? “ALL TALK, NO ACTION” Michael T. Pines, too much of a wimp to put himself in jeopardy, only his clients.

They (Triple Investments, Charter Properties, Lecale Invesments) are being investigated by the FBI as their practices are in violation of federal law since they are rigging bids. Mr. Giraudo is the individual under investigation and the DRE is looking at revoking his license. They are scum bags and hope Giraudo get a nice prison sentence!!

(Editor's Note: This eMail is wonderful. I've recently learned that people learning to read and write English are advised to respond to blogs. Given how this is worded, I'm assuming it's one of those "practice blogs." You just gotta love this!)

Advantageously, the publish is in actuality the sweetest on this worthy topic. I harmonise together with your conclusions and can thirstily look ahead to your forthcoming updates. Simply saying thanks won't simply be sufficient, for the tremendous readability in your writing. I will directly seize your rss feed to remain abreast of any updates. Fabulous work and far success in your enterprise enterprize!

Can you contact me as soon as possible in regards to an article you wrote in regards to foreclosure. In the article you stated "But, they can only start the eviction process once the redemption period has ended, regardless of whether or not the homeowners have some workable solution that would stop foreclosure in the end".

My attorney just sent us this statute. "When the right of redemption exists, the purchaser shall receive an immediate writ of possession and a deed containing a lien in favor of the defendant."

We are in ths exact situation; so the simple question is "can the owners evict us while the redemption period exists." Please contact me write away.
